Investor Letters –
Prospecting to Absentee Landlords
Are you willing to purchase rental properties that are currently occupied by tenants?
Are you in the market for properties that are now vacant – but possibly in sad shape after being abused by tenants?
If so, this is the prospecting letter set for you.
Letter #1 serves as an introduction and an inquiry. It simply says that if the landlord is thinking of selling, you’d be pleased to make an all cash offer.
Letters 2 through 5 each present another reason why selling to you could be to the landlord’s advantage.
#2 is all about timing. You can make an offer within 24 hours and close as quickly as they’d like. On the other hand, you can delay the closing if they’re contemplating a 1031 exchange.
#3 discusses the fact that most home buyers today are looking for a move-in ready house, and putting a rental property in that condition can be both expensive and time-consuming.
#4 outlines the difficulties of selling with tenants in a house – and the fact that they don’t need to worry about those difficulties if they sell to you.
#5 reminds them of the other issues, and then presents the biggest headache of all – waiting and worrying. They’ll wait for an offer, worry over negotiations, wait and worry over the appraisal and inspections, and worry about the buyer’s loan closing.
When they sell to you, there’s no waiting and no worrying.
#6 admits that since they haven’t gotten in touch, they probably aren’t ready to sell. Then it reminds them that you’ll still be around next year if they change their minds. It politely asks them to save your letter so they can call when the time is right.
Order your letters today and begin mailing just as soon as you can add your contact information, print the letters, and address the envelopes.
